All properties are let on an assured short hold tenancy agreement for a minimum of six months, unless otherwise stated.
The tenant has to pay:
1. All administration fees to cover the costs of obtaining references and other administrative checks.
2. A minimum deposit of the equivalent to 1.5 month’s rent, which will be returnable at termination of contract less, any expenses incurred.
3. One months rent in advance.
4. Insurance for personal contents to include Accidental Damage Cover to the Landlords contents, fixtures and fittings. (This insurance will be waived if tenants can produce insurance to cover the Landlords requirements that is acceptable to Brian Smith Property Management).
5. All payments must be by cleared funds before tenancy can begin.
6 All rents are due on the first day of every month without exception.
7 All prospective tenants must complete in full a tenancy application form.
8 In the event a tenants rent payment is dishonoured a fee of £25.00 will be charged to cover Bank charges and expenses.
9 A fee for the renewal of the tenancy, fail to settle this account promptly and it will be deducted from the deposit.
The tenant must provide three of the following
1. One personal reference.
2. The latest copy of Bank / Building Society Statement.
3. Employers reference.
4. Previous Landlords reference (if applicable).
5. Contract of Employment.
6 Proof of citizenship.
7 Utility bill in the name of the applicant no older than three months.
The tenant will be responsible for:
1. All utility bills whilst in residence (unless specifically stated otherwise).
2. Council Tax whilst in residence.
3. Abiding by the terms and conditions of the lease.
General Terms
Brian Smith Property Management will consider tenants who’s rent is being paid by state benefit, however, Brian Smith Property Management are not responsible for the setting up or collecting of rent from the benefits agencies. Tenants must be responsible for their own application to the benefits office. Tenancies will only be offered when proof of benefit has been given. It is the applicant’s responsibility to obtain pre-tenancy determination.
Children, animals and shared tenancy are allowed only with the expressed consent of the landlord or his agent. In the event that the tenancy is not granted the landlord/agents decision is final.
Brian Smith Property Management reserves the right to make an additional charge to pet owners to cover the cost of insuring against damage.
END OF TENANCY AND RETURN OF DEPOSIT
The property is to be returned in the same condition as at the start of the let. If the tenant wishes we will visit the property to confirm our requirements three days prior to the end of the lease. Brian Smith Property Management will inspect the property on the last day of the tenancy and will agree then any deductions we feel necessary. Your security deposit less any deductions will be returned within 3 working days on production of a forwarding address.
